Tenants - Professional Sharers and Families

When to look

The demand for rental property is very high in Oxford due to its proximity to London. As a result our professional properties tend to let very swiftly. We advise prospective tenants to commence their search for a property approximately 6-8 prior to their planned move date. New properties are added to our website on a regular basis so keep coming back to check and register on our mailing list.

Letting procedure

Upon finding a property we will ask for a £500 down payment to remove the property from the market. This fee is non-refundable and will be subtracted from the funds put down at the start of the tenancy. We ask for a month and a half rent as a deposit and one months rent paid in advance, the administration fee is half a months rental plus VAT. We then undergo a reference process to verify your suitability. Once this is complete, and the required funds have cleared with our bankers we will provide you with the keys to the property on the agreed tenancy start date. Prior to your move, we will conduct an inspection of the property and provide you with an inventory detailing the fixtures and fittings to be agreed and signed.

Tenancy lengths

Our minimum tenancy length is 6 months however this can be a longer term as agreed with the landlord.

Maintenance team

Hutton Parker manages several hundred properties and has a full time, dedicated maintenance team ready to sort out any issues you may have throughout your tenancy.

Check out

A member of the Hutton Parker team will check out the property at the end of the tenancy against the inventory agreed at the start of the tenancy. The deposit will then be released upon a satisfactory inspection and confirmation that all utility bills have been paid.

 
 

Tenants - Students

When to look

Students should start to look for a property from January of the year their academic term starts. Oxford has two large universities and many hospitals so the best student properties get reserved very early. We begin advertising student properties from the New Year.

How to get the best property?

The secret to securing the best student properties is organisation. Make sure you get your group together early and organise yourselves to search for your new home at the start of the year.

Tenancy lengths

Students are required to sign 12 month Tenancy Agreements as a minimum. Due to the demand for rental property in Oxford shorter tenancy lengths are not available.

Letting requirements

We require a parental guarantee signed for each student sharer along with a monthly standing order set up for the rental payment.

Inventory

When you move into your new property you will receive an inventory detailing all fixtures and fittings in the property.
