Hutton Parker offers a comprehensive personal property management service designed to give you complete peace of mind. Ideal for landlords who live out of the area or who do not wish to be involved in the day-to-day management of their property, we take care of all related matters including finding the right tenant, reference checking, monthly rental administration, deposit protection, inventory, property inspection, arrears collection, tenancy end, utility bill management, dilapidation reports and maintenance. To help us provide this service, we have a dedicated 24-hour maintenance team on hand to provide a quick and professional response to your tenants. We are also able to carry out gas and electrical work and can arrange annual Landlord Gas Safety Certificates. The charge for this service is 12.5% of monthly rental, plus VAT.
This service is perfect for landlords who are happy to handle the management of their property and remain the main contact for their tenants during their stay. For our part, we will carry out property viewings, complete references and Right to Rent checks on potential tenants, arrange for completion and signing of tenancy agreement, collect five weeks deposit (plus one month’s rental in advance), arrange for tenants’ future rental payment to be paid into landlords chosen bank account by Standing Order, and carry out a full photographic inventory of property. At this stage, we will issue tenants with keys and forward all documents and monies collected directly to the landlord. The charge for this service is one month’s rental, plus VAT.
