Free Rental Appraisal

Our services begin with an initial home visit by one of our Property Managers to assess its suitability for letting. During this meeting we provide:

• a free rental appraisal;
• professional help and advice on maximising your income;
• information on the local rental market.

Finding Tenants

Once we have established your criteria for the type of tenant you require (professional, student, family etc.) we will begin the process of finding suitable tenants for your property by:

• Contacting interested potential tenants currently registered on our mailing list;
• Placing photograph and description in our display windows;
• Pictures and details placed on our website and updated to the rightmove.com portal within 24 hours of instruction;
• Advertising on other accommodation websites.

Viewings

All viewings are accompanied by a member of our team. We will then select the most suitable interested party and carry out a background check including:

• Bank account activity;
• Confirmation of employment;
• Landlord references;
• Employer references;

Once we have verified the tenant’s position, we then agree terms and a tenancy start date suitable for both the tenant and the landlord.

Our Services

Full Management Service

Hutton Parker offers a comprehensive personal property management service designed to give you complete peace of mind. Ideal for landlords who live out of the area or who do not wish to be involved in the day-to-day management of their property, we take care of all related matters including finding the right tenant, reference checking, monthly rental administration, deposit protection, inventory, property inspection, arrears collection, tenancy end, utility bill management, dilapidation reports and maintenance. To help us provide this service, we have a dedicated 24-hour maintenance team on hand to provide a quick and professional response to your tenants. We are also able to carry out gas and electrical work and can arrange annual Landlord Gas Safety Certificates. The charge for this service is 12.5% of monthly rental, plus VAT.

Let Only Service

This service is perfect for landlords who are happy to handle the management of their property and remain the main contact for their tenants during their stay. For our part, we will carry out property viewings, complete references and Right to Rent checks on potential tenants, arrange for completion and signing of tenancy agreement, collect five weeks deposit (plus one month’s rental in advance), arrange for tenants’ future rental payment to be paid into landlords chosen bank account by Standing Order, and carry out a full photographic inventory of property. At this stage, we will issue tenants with keys and forward all documents and monies collected directly to the landlord. The charge for this service is one month’s rental, plus VAT.
